I live on the West Coast, but I am primarily interested in investing on the East Coast (New York/Florida/New Jersey, Philly, NC, SC, Tennessee, Florida, etc) -The biggest issue that comes to mind is the trust factor.

In my head, debt falls somewhere on a scale of Bad to Good, based on a couple different factors. 0-Really bad - Payday loans2-3 Most Credit Card Debt 5- Somewhere in the Middle (I see car loans like this) 7 - Student Loans (invest in education!)

Rentals here even on the low end are not anything like what you get in C props in middles America.. they aren't great looking places but they still cost 100 k for an SFR junker and 250 for a duplex and 350 plus for a 4 plex. .and 4 to 6% cap rates.with NO foreclosure activity to speak of in these properties..

East Rochester might have a few in that price range, but from what I've seen a good deal in the "rentable" areas with lower risk would be closer to 70-90k.
