I would look for a comp that was just a nasty, stained carpet, water logged mess.

I know there are buses, but figuring that much of the population influx coming from BK/ Hoboken /NYC may rely more heavily on regular transportation into the city.Having similar questions in Newark (university heights area) where I'm currently evaluating a wholesale deal. 

We are currently evaluating multiple options. 

I don't know where to begin trying to put a evaluation to what it may be worth, but seems like I could negotiate with the seller and if the numbers make sense then pick it up.  

Today I would use the BP Analyzers to let them evaluate real deals and create different scenarios for flips, holds, renovation budgets, etc...  

Further, it is not clear if any are properly suited to evaluate the material and concepts in the first place.  

Obviously the decision is yours to make I am only suggesting that you be as thorough as you can in your evaluation as possible and completely honest with yourself about what you are getting yourself into. 

Here's a revision...any market evaluation should include an examination of market cycle analysis.First of all, it depends on your goals.
