We are treating the stains pre wash and then doing a normal load.Is there something different we can do/buy to make sets last longer?

1) The best bang for your buck value add is adding in-unit laundry.

In all my house conversions I block the stairs, take out the 3 steps leading to the main floor and replace it with a stackable laundry for the upper unit.
