I agree, one of the motivating factors is taking advantage of low interest rates as it is anticipated to rise and if you get a good low fixed rate, when inflation really hits and rates rise, you can potentially increase rents while your payments are fixed.

I like to use the factory pre-mixed colors because I find they are much more consistent between batches,available in flat and semi and the better quality stuff $116 for 5 gallons, vs the cheap stuff that's $60 that peels/fails more often.Good luck!

My rule of thumb is that the real value of a property is about 20% (inflation) above its value in 1999-2000.
