@Ryan R.If the lady smoking pot was in the laundry room and not in her apartment obviously she didn't want the others to know what she was doing, she's expanded her territory to a place this behavior isn't wanted.And if you don't think Pot has a odor, or stinks your wrong.

If that's your gamble, go for it but I did that back in 2006 and lost...now I'm back but doing deals that either cash flow and/or have an equity cushion from day one (if I put sweat equity in)...a house that is below the median for that subdivision gives me a proven upside value right now. 

The interest and down I suggested is a fair representation of the lender's risk, in other words, if things go wrong and the little old lady who sold the property has her attorney involved about something else and then discovers her being screwed over, there are many paths they can take to clean a predator's clock.

The lady who was living there called me a few weeks back, but said she wanted to try and sell it with a realtor,  and apparently that didn't work out for her so she called us a few days ago.

For the most parts they are great tenants, but we were very picky.The only one we have a problem with is a lady we inherited who doesn't pay her $90 each month.
