Here is the language that I was given by my agent to use in the contract:Notwithstanding any other provisions of this Agreement, the parties agree and acknowledge that in the event either the Buyer, Buyer’s lender, Seller, any of their respective service providers, government agency or any other agency becomes the subject of a voluntary or mandatory COVID-19 virus quarantine or closure prior to or at the time of Closing, or if Buyer or Seller is the party to another transaction that is delayed as a result of a voluntary or mandatory COVID-19 virus quarantine, that results in the parties inability to perform on the Closing Date, the closing may be automatically extended by either party for a period of up to ten (10) business days after such quarantine or closure order is lifted, up to a maximum delay of thirty (30) days unless the parties otherwise mutually agree to extend the performance date further.

The financial situation of my partner changed frequently and my full time work was getting in the way of making the right phone calls to get this done as a rent by room investment.

And the subject here is; free $75 discount, not delaying cash outlays.

While in this process of being under contract and moving closer and closer to that closing date, it seems between reading books on the subject, speaking with other investors, and just being so new to this world, more questions arise every day.

I did not know what EFTs were or vanguard or any of that stuff.. so its fun to learn something other than real estate related subjects..  

What are good email subjects for an initial email to the cash buyers? 

Do NOT sell it “subject to” where someone just “takes over” your mtg....it stays in your name and You get foreclosed on if they don’t pay.BTW, you will likely Met more with an agent.

I’ve been watching a lot of videos/ podcast and reading a lot about “Subject to” a lot of it has been Pace Morby and others.
