No one wants to Sell a Home they financed at 2.5%.

The primary goal would be to utilize the cashflow to at worst break even on costs associated with financing, management and maintenance costs.

They are cash cows that have equity, hence the idea to try and leverage some of that equity but keep the low rates on LT financed debt.  

I would be curious to see over the past few years how many guests are still "crushing it" because we are seeing a lot of investors who started post 2018 needing rescue funding for deals which I can attest too was strictly lack of experience in understanding basic accounting, financing and real estate management.
