I'm not an expert but I did personal tax returns for some people with rentals. definitely keep track of all expenses over the year and make use of the accelerated depreciation.

If it does not sell it... but make sure you go thru these mental mathematical equations and do not only look at cashflow as your determining factor.Again I am not an expert but I wish my parents bought me 10 properties 30 years ago because like in any city in the world they most likely are worth a lot more then they were back there..I taught my son to buy properties and he bought his first rental property at 14 years old.. think what that will be worth when he retires.

Right now prices seem reasonable compared to other South Florida areas but I'm not an expert by any means. 

I always go by the rule of "ask the experts" so good call in getting the termite inspector out there

It can be scary at the beginning, but with some practice you can become an expert.

Its so easy to attack an individual or to make generic claims against wholesalers or copy and paste what some state legislator has published about wholesaling (because politicians are complete experts right?)

I’m amazed how it’s entirely possible to become a legal expert from your couch if all you do is sit around and watch mattlock reruns and law and order all day .

@Andrew Smith Typically an inspector will not say the foundation is bad, but will recommend an expert opinion due to something observed, like cracks.
