I'm a super small property management company and I stay that way so I can easily manage each property and give it the attention it deserves.

One option would be to add another Rinnai unit in the kitchen, but I'd love find someone with the knowledge and experience to evaluate the entire heating situation for the building and work out a long term plan for improvements. 

It's empty right now and I'm leaning toward replacing windows since they seem to be old as the hills (people walking by simply talking....not the usual screaming in the neighborhood) can easily be heard when inside. 

Evaluate for how much you can sell/rent the home.

Homes are easily well above $700k and don't expect privacy at that pricepoint. 

Not a fan of the click variety but I tell folks looking for this type to make sure the edges are deep enough to "click" together (and stay together) easily. 

For a 3 bd/ 1 bth in Omaha, you will clear $1000 easily.

You can easily find something well under $2M to house hack in San Diego. 

Others will appreciate the value you bring as an investor to solve their problem quickly and easily without hassle (even if they get less $).

ADU's are much more mature in certain markets and are able to be financed more easily and built cheaper.
