Steven Hamilton II my understanding on your post is I pay tax on the 10k at the end and on Bill Gulley my understanding is that I pay tax on the 10K in the year the lease was signed... any clarification?

The basic things to have in your contracts are as follows.a) it's need to have the words "and or assigns" in the contract next to your name.b) needs to have an inspection contingency.c) you need to mention in the contract that your are buying the property "as is".I also use in my contract that the seller agrees not to negotiate with prospects that I send to the property and that I may market the property on different media outlets including the MLS.

My question is is it okay for a realtor to look up info about cash buyers on the MLS and then provide all of the info of the buyers (name, address, what they purchased, etc) to a third party?

I m not an expert and I buy homes through the MLS so it may be different for if you buy foreclosures and site unseen.but my first and for most is: is PRICE and LOCATION right?
