I would recommend targeting a 2-4 unit (perhaps with a "bonus" unit) that you can furnish and rent out MTR (30 day min). 

I have the Chase Premier that I use for everything,  it I did maximize the points bonus on the other business card from Chase as well.

That way you help your kids out and when its paid off you get a nice bonus of extra cash flow at the end.

I have never had a problem selling a fully furnished vacation rental and will always strategize & consider all offers as close to/ full  list price and give the furniture as a "bonus".

We are under contract on a property that we'll be operating as a STR and managing it ourselves.We have paper losses on our books from a syndication that generated bonus depreciation last year.  

I find that will work most of the time and you could do better and thats a bonus..
