Keep following MLS so you can get out there and make offers.As far as DMM is concerned, it can be time consuming and a bit costly depending how many properties you target.

I haven't had consumer debt of any kind in years, but had some when I started out.However. $550 car payments have no place here and are not the norm.

Otherwise, you have "streets", sanitary and storm sewers, consumer utilities - gas, power, water - and street lighting if/as required by the local authority (municipal, county, etc.), and all the stuff I haven't thought of.If you're looking for dollar amounts, I'm sure that varies from one place to another so much that most guesses will be just that: guesses.

If you listen to the pod cast, she starts talking about this somewhere around the one hour mark, and then the specific mention at one hour and 3 minutes.I have seen mention elsewhere of the significant trend away from bricks and mortar stores for consumer spending,toward online purchases, and a trend toward mixed use development, so it seems very likely this plays a role as well.

I think the bigger issue that the state has is with agents doing work on properties who don't have contractor licenses as there is no protection for the consumer - no bond to fall back on - if there are issues.
