I recommend reading “Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties” - I found it to be very helpful when I got started investing 2.5 years ago.

I highly recommend trying out some of the free trials the different softwares have and seeing what works best for you. 

You may get some people off the bat who won't want to take on the project.I'd also recommend having a timeline in mind for how quickly you want to get the project done and asking each contractor if they have other trades they have experience working with and like working with. 

Anyone with success down here have any recommendations or unique avenues for me to explore besides Facebook and other social media?

I recommend finding a property that needs some updating, and not not using conventional mortgage- but rather a hard-money loan.

I'm seeking recommendations for types of businesses either to encourage/court or to consider myself or with a partner.

Of course landlord is not interested nor would ever consider using someone they recommended. 

I can recommend a plumber, framer, electrician.
