Im actually seeing days on market (vs no days on market) and price reductions on a few properties, it is changing, My neighbor is a mortgage lender, she said the past month has been "normal" where as the past 1-1.5 years has been nuts.

I had a hard time securing the mortgage because many banks have a "seasoning" period, which means they can't do a cash-out refinance until you own the property at least 6 months. 3) Disadvantage: THEN, I learned what @Russell Brazil is talking about.
