@Russell Brazil We'd probably clear a little over 100k from selling after closing costs.

They usually come with a big monthly nut, they are hard to lease because often the board has to approve every move you make.

But I'm also in the Toronto area,prices here are nuts.

Im actually seeing days on market  (vs no days on market)  and price reductions on a few properties, it is changing, My neighbor is a mortgage lender, she said the past month has been "normal" where as the past 1-1.5 years has been nuts. 

I had a hard time securing the mortgage because many banks have a "seasoning" period, which means they can't do a cash-out refinance until you own the property at least 6 months. 3) Disadvantage: THEN, I learned what @Russell Brazil is talking about.

@Matthew Croft, I completely agree with @Russell Brazil, do not break your lease.  

@Russell Brazil I would argue your last statement...It might be obvious to you, but it wouldn't be obvious to the courts, which is the only opinion that really matters.
