I've got an investor inquiring in buying and then renting them out.If only found parking for my condos, swapping for tenantsI know in boston ppl sell unused lots to neighbor.With parking garages in NYC, is it even a viable business idea?

My local area (Boston) is way too expensive for cashflow so I'm looking out of state and the pricing in the Cedar Rapids area might work.  

Lots of things affect rentability, from crime to airports, busy highways to lousy access to transportation.

I am from Australia and my business partner is from Boston.

I admit to not having a lot of familiarity with turnkey but my sense is that the RI market is small and overshadowed by Boston to the north and NYC to the south so a lot of big $ looking for stable turnkey returns probably gravitates more to those markets because the valuations are higher and appreciation is often better.Additionally, unlike most states RI operates on a city & town basis rather than county, so there are 39 different, quirky ways to do things depending on which city/town you buy property in.

Focus on areas where tourism is strong (which is most parts of Florida), population is increasing, near beaches, and government is planning large infrastructure investments such as transportation like highways, airports, etc.  

Realized this post is already a year old but I wanted to piggy back instead of starting a new one since I am looking for similar things - I am from out of town (Boston) and looking for investment property opportunities with non-negative cash flow and good appreciation.

Distance learning, or you can be in Boston, too, I think. 3/4 classes are taught by Teo Nicolais, out of Denver.

I used to work in Boston and there's a strong rental market on cycle with the universities. 

I would like to stay within 30 minutes from Boston at the most given thats where my job is located.
