@Jeffrey Allenczy A lot of missing details to be able to be accurate, but from experience with plumbing in the past if there isn’t water and sewer ran close to where you are wanting a bathroom and kitchen can be very expensive to have concrete cut up and slab dug under to tap in.

You don't necessarily have to put a down payment to the lender if there is enough equity but you will likely have to cut a check to the Seller for the difference between loan amount and the sale price of the property.
