One was fully occupied the other vacant.The vacant property needed a complete turnover, deep cleaning, paint, new cabinets countertops, and other small odds and ends.

That being said, if it's a large 2 bedroom and you can change it to a 3 bedroom (especially if it's an odd 2 bed, 2 bath house that you see every once and a while) it provides a great value add opportunity.
