Granted, I am no lender but you should have a credit score hovering in the high 600s and above, a low debt-to-income ratio, and cash reserves on the side for worst case scenarios.

I know of a guy who used his VA entitlement to buy quads, he would live in the worst unit for a year or so, do a live-in flip in that unit, use cash flow to save up and conventional refi after seasoning period, then VA Loan again.

@Darius OglozaThanks for the suggestion.The tax for the last 5 years was 350/year so under $30 a month.I used 520 as my tax but I agree that seems low, i will make it higher since for me it is better to use the worst scenario always.Thanks

Think of the worst thing that could happen, assess the risk of that event happening and reason backwards from there to a number (premium) you can tolerate.
