However, we did due diligence and took her through the screening process she had good credit, passed background check but her income wasn't sufficient , former landlord spoke well of her.

My budget is probably no more than 375K, but am open to 1Br's as well.  

Whether that be starting the side hustle of real estate investing, or finding a new job, but, personally, I would not suggest you leave a well paying job until you have started down the path of real estate investing on the side.

You're really only paying for the accountability and organization of the info.

The project went so well my friend went 50/50 on a second multi-family in Berwyn a block from the Metra.

I have a group of friends that they are looking to invest in Real Estate in some deals together, but we are not clear on how to make sure we structure the partnership correctly.I am  in real estate investing since 2018 where I invested in Single Family on my own and holding rentals as well, but I have never done a deal with partners.

Will be finished to use as a den/playspace/storage/laundry.

If its a 1 car garage, id just recommend storage and thats it. 

The current rents are well below the medium for the area.
