If you do get licensed you could even help friends and family buy a house while you're at it.  

Also, I have friends who live in PA and would be a good resource for professional CPA services there if you go that route.

The most common features to this loan type are a 20 year loan, adjustable rate every 5 years, and at about 1 point higher than their Fannie/Freddie counter part.

The property itself is fairly unique with a lot of great features so I am not too concerned (hence why I am acquiring it).

when I did retail real estate I suspect I only worked with 20% of the people I came into contact with the rest I just knew it was going to be frustrating for both parties but what I like about my clients most have become life long either friends investors etc..
