House hack with an FHA/Conventional loan, refi after updates .

Sometimes there are deals to be had without having to update and invest capital.

The property is currently full and is in good functioning condition with many new updates and no major issues at this time.

Medium rehab estimate Y per square foot (i.e. maybe everything in lite and flooring updates or small kitchen upgrade).  

It’s a full rehab(new roof, new drive way, siding is good but a has a few cracks, needs drywall work in one of the rooms(hole in the wall and a crack in the ceiling), full interior needs updated, and some landscaping in the front and back yards.

Brandon's recommendation is old and out dated like many things written in any RE  book he has not had time I suspect to update that aspect to reflect the new laws..

Since you own all of the properties outright, a cash-out refinance on one or two of the properties should get you the cash you need to update the other properties.
