Investment Info:

Single-family residence buy & hold investment in Enid.

Purchase price: $140,000
Cash invested: $2,000

Turnkey property

What made you interested in investing in this type of deal?

I have always renovated and rented homes, but this one was super nice as is. I decided to see how I could make a little money immediately instead of remodeling like usual. As a full time home inspector, I am too busy to tackle a big project.

How did you find this deal and how did you negotiate it?

This one was offered to me privately by some one who knows I have rentals.

How did you finance this deal?

Conventional 15 year investment loan.

What was the outcome?

To my surprise, it rented to the second person to view it for more than I expected to get.

Lessons learned? Challenges?

Sometimes there are deals to be had without having to update and invest capital. Pretty rare, I’d say.
