Unfortunately, there is no right answer.....It depends on the specific property, it's condition and what you're planning to do with it.For example, on a distressed property that you're going to flip, if it's listed for $250k, I have offered $150kOn a prospective primary residence that is a custom home, if you offer $650k on a $750k list price, the seller will probably just reject your offer and not even counter.

I would recommend you read the book 'ninja selling,' as it provides you with a solid plan and schedule filled with action items to follow and execute to get results (if you follow it) And its not cringey, salesman strategies.

But with all things, there's a trade off.

I just started my real estate journey and bought my first house that my wife and I, and our 1 year old were planning on moving into 3 weeks ago.

I am interested in buying a condo or house near a New England ski resort, with the plan to rent it most of the time and while keeping a few weekends open each year for personal use. 

Also, if I am traveling out of the country, they are not dependent on my cell plan, as long as I have wifi I can send and receive calls with a virtual number from anywhere in the world. 

Additonally, the rents are very much under market and so I plan on raising the rents $75-100 (and they will still be under market by about $100-150 even after the increase).

It's not as much as you think and will save you tons in the end because they make it much easier for the bookkeeper to do their job and categorize items correctly so that when you send your files to your CPA there is little to do and everything was already optimized by the CFO to capture the best tax write-offs PLUS you've made the best trade-offs.
