I know you can talk to real estate agents but that can end up costing a finders fee and eventually I'll be my own agent, other than that what are some Internet tools to find them?

I bought my own homes a couple times and helped many friends, so not an expert, but here are my thoughts:1- Bad move on removing the contingencies before the termite damage came through.2- Redfin has a pricing tool to help estimate the cost of the home, she should have used it3- RE agents are not good in general at negotiating down the price.

Definitely spend some time looking around this website and many of the related blogs for ways to improve your investing strategies.If I had to start all over again, I would purchase a small MF building as you describe.Sometimes it's difficult to find MF buildings using any of the standard search tools (MLS, Zillow, etc).
