If that ever goes to court you are going to WISH you had paid the $500 or even $1000 to have someone else put it down on paper what was and wasn't present at the time of purchase.

market has firmed.. just make sure you buy the best you can afford.. also dont let the return tail wag the dog.many times the highes return on paper becomes the lowest in reality..

Some alternatives are 1031ing into paper such as a Delaware Statutory Trust (DST), REIT or TIC but personally I would recommend against those because we might be looking at a trade war induced recession.

I guess if they see a problem in paying I can just take the money out of the security deposit right but I just have to make a paper trail.

Less paper the better to me.
