I am thinking about installing submeters for the property.

We are thinking very long term, so in order to cover bases regarding potential deaths, wanting to pull out, or being unable to afford the investment it seemed like the best way to go.Really looking for some general advice is there is any, we feel we've googled and researched everything that will apply, but are there anymore pieces to be aware of? 

Do you want to start with sub-to and owner-finance because you don't have the capital or because you think your skillset can match the strategy.

I can think of mortgage, taxes, insurance, STR insurance, water/sewer, electricity, trash, internet/cable, cleaning (can pass through), supplies, and software.

I was looking into punta cana but im starting to think that the north coast would be better due to punta cana being all about resorts

I think it would appraise for around $140kI have only owned it since March, so very little rental income.

I do think you can normally get funding in that time frame and it doesn't have to be actual cash for balance but I do think the deposit has to be cash, debit, certified check etc.
