I did look at a house that I wanted to offer on where the managing broker of the agency sent me to look at the place by myself, I went directly back to the office and they were already closed I sent her a text and told her I wanted to write an offer.

I want to give my rehab crew all they need to get the job done but want to protect myself by ensuring the final draw is large enough to motivate getting the project done completely, yet not so large that they have to come back to me for some of it to buy materials.

I passed a lead to this agent because the seller wasn't motivated enough for a discount sale, but was interested in closer to a retail sale.

Their contract makes them non-liable for any delays or foul ups on their part, and there certainly is zero motivation for anyone employed there to work harder to try to keep your business since they are your business.No thanks.
