Even with the current market inventory is moving since it is a more affluent market used for building your equities and long term wealth. 

Don't know enough to give a definitive answer, but this sounds like a super strong long term investment (especially for this area).

I am in talks with a reputable company that signs up proteges in commercial RE, but I am struggling a bit with their terms: the sign-up fee ranges from $10k - $40k, and a definite 50/50 profit split up to $1M mark, meaning the individual gets up to $500k, which could come from cash flow, cashout refi, sale, etc.

Subsequent steps include credit assessment and, upon agreement of terms, submission for underwriting.

For me things have been well I purchased my first long term rental a year ago and house hacked it with AirBnb over the year.
