When you say the hot water is substantially below, do you mean pressure or temperature? 

I don't see why not, nothing you've listed there is particularly unique or would give rise to something so novel TT's program couldn't handle it.

Conventional is rising on investment properties, but 6.5% is insane.

They will eventually, as rents rise.

It is also rising massively year over year, so something to consider in your underwriting. 

New Berne Ave where they are also building those million dollar houses so the whole zip codes equity is rising. 

Things need to stabilize and rents need to rise before theres any deals to be really had.

I personally don't think that we'll be seeing a quick or significant decrease in home prices in the Northern Virginia area, but perhaps more of a leveling off (as supply starts to increase and demand potentially begins to taper off a bit with rising interest rates) followed by more gradual/steady price increases into the future.
