@Garrett Diegel,There is nothing "short" (in terms of time) about a short sale aside from the money the bank receives versus what it paid out..

As for the wall you can do a lot of things like stagger studs in a double wall or use resilient hat channel system (horiz) over the studs. 

(I guess they maintenance the well system and provide salt, etc.)
