In the investment group meetings people just run away when I offer to sell.Good LuckVivek I suspect what you are seeing is the double edged sword of supply and demand ... that which is easy to buy is easy because there is lower demand for it and greater supply relative to that demand ... however, that which is easier to buy is harder to sell or rent and will tend to not go up much in value or rent over the long haul.

The forbearance is an unknown but I suspects the banks will not foreclose rapidly as they saw how much the prices in 2008 dropped due to them doing so.

We suspect it has to do with the tenants getting an Orkin treatment, which possibly led the termites to decide it was time to find a better home.So now I will need to call in the professionals.

As for those who choose to allow STR arbitrage I suspect in virtually all cases they would be better off using a professional PM that has a business license, insurance, expertise, typically has a crew and connections, etc.
