How to start investing with moderate income

Hello, I am new to the world of investing, and I have decided that the only reason I want to invest in homes sold by the owner is that I have a moderate income, and I am aware that banks will not lend me any money because of this. In order to get my foot in the door of the real estate business, I was looking for an investor who could assist me in locating homes that met my needs. I live in the Beaumont, Texas area, and I was trying to find a friendly real estate agent to help me find homes for less than $50K so I could get my feet in the door. What are some financing options for low to moderate-income people and some advice?
