If you don't, I suggest you find a large broker in your area that provides free training and mentoring support from a broker.

Living far away is ok also because you learn to set up a team and treat it like a business and not a hobby.  

There may be cases where you can request a new appraisal that would support a lower value, but be prepared for that obstacle. 

Hey @Jo Faraday ,Staging a home will help the property sell faster and often support a higher price point.We always stage our properties to help them move quicker. 

The people who know their stuff (or team up with those who know their stuff) will do well in this market.
