I do not do AirBnB, but I have a good friend who has 2 units dedicated to it, and my mother has 1 unit dedicated to it.One thing I would make sure you are aware of is that lenders will see the mortgage from the property strictly as debt against your own debt to income ratio.

See http://www.consumerfinance.gov/regulations/ability...As I understand it, if there is a financing arrangement, such as a wrap, contract for deed, lease option with rent credits, etc, the penalty for sellers if the Owner Occupant financed buyer gets an attorney and sues the seller and gets awarded up to 36 payments plus court costs plus attorney's fees plus down payment.

From a strictly financial perspective, I would begin looking at whatever options are available to you in Florida to remove the tenant from the unit and rent to another person.
