If you can work in Vacancy, repairs, CapEx, management (if any) and other expenses and still cash flow with the 6.1% then it may be worth going with a bank you are more comfortable with.

Also, definitely stay away from websites zillow and Icomps for comps- those sites can be up to 70% off on their numbers.Now I don't know the specifics of your deal like beds/baths, lot size, etc, but looking at comps within a .1 of the area, I would guess you'd be in the upper 300k range.

Maybe you could offer larger earnest money and if you are comfortable do your inspection when viewing the property so you could waive inspection.
