@Nguyen QuachYeah, with $100,000 damage they can't stay in their house, but it doesn't necessarily mean they've moved since the incident took place recently.

We are still small, when will I know if it is time to invest in a better accounting system?  Should it be based on gross income or number of units? Thanks all.

I have recently sparked an interest in real estate and I am wondering how investors stay up to date on the markets and submarkets that they are interested in investing in?

It’s been there for at least 15 years and the local government seems to be fine letting it stay unpermitted.

However, we are not sure how long we are staying in NYC (possibly considering to move away in next summer).Also, crime rate in the area is not ideal according to Trulia either. 

But I have a feeling that i wont have much luck finding anyone since the complex itself is having a hard time staying above 80% occupancy.

I also schedule quarterly inspections so I can stay on top of all maintenance issues and be proactive.This allows the tenant to know I'm an engaged owner/manager/landlord and has resulted in a better experience for me and the tenant.Hopes this helpHappy investing!

Be smart - stay single, or at least make sure you get a pre-nup!
