While I do not know the specifics of the purchase or exact location, I understand the Philadelphia market well enough to place this property in a lower tier neighborhood based on the ARV Mario shared.

Even if this wasn't commercial space and was residential the traditional standard in my market is 60 days, so thats the bare minimum I'd expect from a commercial space.

You really are looking for a savvy escrow officer- any title company will handle these, but it's best to work with someone who understands what you are doing.
