For me there are a number of advantages:- Not as active investing when compared to Rentals- More consistent returns- Dealing with other professionals (mortgage servicer, attorney, etc) rather than tenants and toilets- Additional exit strategiesThere are a few ways of investing with notes, however I will point you to some education first.

If the tenant always pays on time and doesnt call or txt you about nonsense issues I might say ok.If they constantly complain it's going to be this stove top and then next week it's going to be the closet door that doesnt close perfectly and then the bathroom toilet and then a new refrigerator etc.Grease lightning!

The valve should be replaced as it is likely that the toilet is constantly running which depending on the property will cause water bills to go up or run the well too much.
