I noticed across literally across the street was a completely vacant house, with a boarded up front door and windows covered in blinds, shades, and newspapers.I did a quick parcel search in my county and found the owner lives not too too far away.

Yes, it's time intensive which is why it's so worth your time to pay someone to do it for you.What I'm learning while doing it, though, is priceless.It would seem to me, though, that if you want to stay in your area you can find properties simply by driving around a different area every week (or day, depending on your time investment).

This would NOT be a "land contract," it is a AITD or All Inclusive Trust Deed where the owner owns the property free and clear and completely finances me for the total amount, therefore since I wouldn't officially own the property until a later date, I am wondering what I receive to show that I am the basic owner for all "intensive purposes" in the meantime?

My first rental was likely overpaid for back in 2007, I still own it, still makes money, and by this point I'm now clearing $300/mo net compared to next to nothing early on, simply due to the 9+ years of time between then and now.
