The apartment is in pretty good shape. 🙌 Sight unseen auction works if you know the building, know the comps and expense in the highest rehab... and with it being tenant occupied for the last year, it shows its livable.

I would say that the $8k will be your reserve fund for the current rental, to get another you are probably looking at 20-25% down so you will need to save up quite a bit before purchasing another. unless you wanted to 1031 exchange your vacant land which may or may not be making any income currently.

I am approaching this casually at the moment, but it seems that the number of multi-family homes in the Phoenix and surrounding areas are very limited -- I guess it's a difference of culture or the fact that land is so cheap in the southwest that there isn't much demand for a duplex/triplex/4-plex.At any rate, I'd like to hear from anyone who has invested in this region.

If a SFR is in solid shape, decent neighborhood, has good appreciation potential, I'm quite happy with a 1% MROI- paying $150k for a house that rents for $1500.
