It seems to me that investors could say the same thing about Northern CA real estate for the past 30 years straight, yet the folks who have bought there have been laughing all the way to the bank the entire time. 

They seem to be mostly full.By the way, it appears that the tenants are not using the units for traditional "warehouse" roles, but mostly small business interests.

It seems like if it's a sellers market, low supply and high demand, the ball is really in their field (or sand box).

Hi, @Ben Roberts.I agree with @Curt Davis, @Alex Craig, and @Dean Letfus.Your downside seems to be protected in many ways.I don't know if you've bought your first buy & hold yet, but this sounds like a good way to test the waters.
