I also have more than enough reserves to comfortably stash 8 months of expenses aside in the event of vacancies.Since my investor is an older gentleman and looking to secure himself some passive income for a while, part of our private mortgage deal was that I can't refinance before 10 years, but also that I must refinance before 15 years.

Some only insure new buildings and others package investors with group policies for older buildings.Really  is a case by case basis for the property.

That said, a quick tip for DIY parts replacement if you choose to go that route... if you're uncertain about what is wrong and opt to replace parts as the process of diagnosis, start with the least expensive part first and don't un-package the control board until you're absolutely certain you'll use it, as electronic parts are often not returnable if the package has been opened.Good luck!
