What I have noticed since I started studying real estate, is that most of the houses we paint are houses that are being fixed up so that they can be put on the market.

I'm studying to be a successful real estate investor like everybody else.

Down the road, once I have built some wealth with my rentals, I'd like to study economic trends such as employment to decipher some patterns in economic growth. 

I'm very interested in commercial (had an internship at a commercial firm in their appraisal division years ago during college and studied all I can on the subject, the internship helped solidify I have zero interest in becoming an appraiser and yet fanned my interest on the investor side)    Definitely looking for more folks like yourself to contribute knowledge/experiences in this subject matter.I think there are probably more people interested in the subject than it seems.

I was going to hire a engineering firm to do all study and paper work for subdividing the parcel, and hire a site work company for all infrastructure.

If  you are pretty confident you can finish within 4-6 months after your contractor has committed to an estimate and you've studied the market time, your best bet would be to get a 6 month note with No PrePayment Penalty and also make sure Extensions are available.Good luck!

It would also be a good time to start networking and developing those professional relationships that will help you reach your goals, ie. lender, realtors, wholesalers, contractors, vendors, etc.Start studying the markets your are interested in to see what currently best fits your strategy.  

Only time will tell if the sales volume will continue to follow the historical trends.By the way, I did a mix of on-line study and in-class work for the classes required to take the licensing exam.
