But generally I think areas that are relatively inexpensive with low(er) crime, decent schools, a diversified job market and steady population growth are the best places to aim for.

It was a super-tight deal profit-wise for me anyway, but I assume I have no choice now but to back out?

Like my colleague AJ mentioned, there are a few ways to go about structuring the financing on this deal. 

This could mean that he is a trend setter but he does not have the deals to back that up and has not been investing long.  

(Obviously biased) I have been finding some great deals lately for myself and my clients!

What made you interested in investing in this type of deal?

I would definitely recommend having multiple exit strategies on a deal like this.
