Many members are experts in their respective fields related to real estate investing, whether that is real estate brokerage, wholesaling, flipping, buy and hold, lending, self-directed IRA and Solo 401k investing, or tax and legal guidance.The site has quite a few tools that can be helpful for new members.

Problem is that CapEx being what it is, you may not discover this fact until a few years in ...I like the mindset and practice of buying a property that would work as either a flip or a rental since it gives you multiple exit strategies, but I have to agree with others on this one ... unless there is an established historical track record for excellent appreciation in this neighborhood over the long term or some other catalyst where you are VERY sure the property will appreciate long term very well, then this property does not work out well as either a flip or a rental.

Is it only worth it if you are in sales or have an established business or good for newbies too?

Wondering how people are using Philly's open data policy (established 2012) to conduct research on neighborhoods, trends, etc.? 

The park was established in the 80's and has a septic system that was recently upgraded.  

Rental income is based on today's local going rate and you need to establish that bench mark before you make an offer.

Being a Realtor requires a book of clients and years to become established.
