Buying or selling something as an individual, without representing anyone, or yourself, as agent, would not involve your broker.  

You have no idea how difficult it is to build even 1 reliable team of "boots on the ground" to represent you- never mind doing it in 3 different states at the same time.

I represent buyers, sellers, and investors and landlords every day!  

For example, could I wholesale a property to a buyer and then represent that property as a realtor once it's been rehabbed and put on market.
