@Cody Skidmore it seems as if you have the deal already in writing i assume if so that means in it's not in a LLC name. trying to take advantage of the current benefits of those costs going to be associated with the rehab Its best you go ahead today and create your LLC you don't want to lose 1 day of your advantages.

I undertand the 50% Rule is there to cover vacancies and repairs, but just about everything in the property is new from the roof to the central air, and I don't foresee any major repairs for the foreseeable future.

If it's an older building you will have a solid year or two of maintenance issues making themselves apparent (plumbing, electric and handyman type repairs).
