I don't plan on relocating to the market as my family & I are pretty settled in the Brooklyn area and are unwilling to transition our 5 yr old out of her new school so house hacking would be out of the question. 

I was licensed in both states until several weeks ago.I relocated to Maine a little over a year ago, and I'm no longer selling real estate, so I have no dog in this hunt.I have personally run this by the Real Estate Commissions in both states. 

And even then I was able to obtain a short term tenant that was relocating, and he paid a nice premium to cover all overhead for a couple months.Last, and most important of all, I have a very stable and well paying W2 job, so in all reality I have been putting away 100% of my profits for retirement/new acquisitions. 

My fiance and I are having to relocate due to my landlord moving back into the townhouse we are currently renting.

In this case, or in other "no fault" eviction cases, the tenant is due one month's rent as a relocation assistance payment.so the best way is to jack up the rent, and if they can't pay, they're gone. 

As I am thinking of relocating to an area with a lower cost of living, I've been looking at a lot of suburban and urban areas where my money would go further.

I have a few friends that retired here from California, and they started investing long distance well before relocating here.

OBX is experiencing an increased number of visitors coupled with many people relocating to the area to live full time and taking homes off the rental market.

Rent to price wouldn’t give you a ratio that means anything…Imagine if you will…. 2 different $400k properties that rent for $4k< exactly 1%. . maybe one is a new build and 1 is a 100 year old boomtown build. 1 has a $500/mo Hoa, one doesnt.  1 is in a Florida flood plain, one is in AZ 1 has property taxes of $6,000/yr, one is $2,000/yr   1 is a condo and one is oceanfront SFR1 is in a state with a 10% income tax and one is in a state with no income tax1 has $600/yr insurance and 1 has $3,600/yr insuranceOne is in a state that won’t let you evict without cause and makes you pay relocation fees, and has rent control and/or rent caps.If you truly only cared about rent to price ratios you would only buy in small Midwestern towns.
