I like because you can rank people by how often you need to call them.Maybe start with excels but I work with so many sellers and other parties that I needed a CRM.

I've decided to keep a list of any tenant I've ever rented to along with a few that I haven't with a simple ranking of 1-3 (good, okay, bad).

You do not start off as a E6 or E7 you start as a PRIVATE and work your way through the ranks.

Then when you rehabbed all the damages (if you could find a contractor that didn't outright steal from you, which I had thousands stolen from me over the years with different contractors), the local element would come in and steal and/or destroy everything before the rehab was even finished, so the house would be vacant for even longer. 

We review them and rank them according to our rental criteria, most qualified on top.
