It'll be hard as a minor but just keep educating yourself and when you come across a deal, you will be more knowledgeable about it and therefore, it'll be easier to raise funds and such for it.

@Candace Postell raises a good point too, consider what will add the best value for the least amount of money. i.e. consider what the buyer will be focusing on in the kitchen.

This will allow people to reserve just a weekend I would raise the price on Memorial day weekend and lower the min stay to 3 or 4 days.I would add increased rates for any 3 day holiday weekends such as EasterLook at events that will be going on in your area, fishing tournaments, festivals etc and add special pricing for those time frames.Could you add gear for ice fishing in the winter to attract winter fisherman?

@Michael Claus we have had this problem with several HOAs, and we finally resolved the issue by raising the rent to be inclusive of the water in the monthly rent, thus avoiding it not getting paid.
